Damp-proofing and leak repairs for Franschhoek’s historic and working buildings

Franschhoek’s buildings were not designed around modern membranes. Thick Cape Dutch walls, lime-washed plaster and gables from the Huguenot era were meant to get wet and dry out again, and many of the damp problems we see in the valley began when that balance was upset by cement plaster, sealed paving or a modern extension. Good waterproofing contractors in Franschhoek start by understanding how the building was meant to work.

Hot, dry summers and cold, wet winters add to the strain. Flat-roofed additions, terraces outside restaurants and courtyard water features at guesthouses all expand in January and then sit wet through July. NPC works across the village and the surrounding farms, from private homes to hospitality venues.

Waterproofing contractors in Franschhoek’s heritage homes

Rising damp in an older Franschhoek house is rarely solved by painting on a waterproof coating, which can trap moisture in the wall and push it higher. We first look at what is feeding the damp: ground levels outside, blocked drainage, leaking gutters and hard plaster that has been applied over soft original walls. The treatment is then chosen to suit the wall rather than forced onto it.

Where a property falls under heritage guidelines, we keep visible changes to a minimum and can work with the owner’s architect or heritage practitioner so the approach is agreed before any work begins. Thatched roofs are a specialist trade of their own; our focus is on the parapets, gutters, flat-roof sections and junctions around them.

Modern additions cause their own trouble. A contemporary glass-and-steel wing joined to a centuries-old wall creates a junction where two materials move differently, and that seam is a common point of failure. We detail these joints with flexible systems that allow for movement, and we check that the newer roof drains away from the old wall rather than onto it.

Wine estates, cellars and hospitality venues

Several valley estates already know our teams, including La Motte, Leopard’s Leap Family Vineyards and Allée Bleue. Estate buildings tend to have large flat roofs over production areas, tasting rooms with terraces, and cellars partly below ground where moisture from outside must be kept out. Typical work includes:

  • Below-ground and retaining wall waterproofing for cellars
  • Flat roofs and terraces above tasting rooms and restaurants
  • Box gutters and flashings on large barn-style roofs
  • Planters, ponds and water features in courtyards and gardens

WHY US?

Practical details that matter in the valley

Guesthouses and restaurants cannot simply close for a week, so we phase work around bookings and service times wherever possible. On farms and estates with limited water supply, we can bring our own non-potable water for surface preparation. Each project is specified around the product supplier’s requirements, and for larger jobs the supplier or an independent consultant can carry out stage inspections. HOW IT WORKS

After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.

The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.

l

A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.

i

For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.

Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.

QUALITY CONTROL

For our clients’ peace of mind, NPC can request one of our suppliers or an independent consultant to do a site inspection and compile a site-specific specification that clearly indicates which products are most suitable for the project and the precise preparation procedures that should be followed.

Regular site inspections by the supplier or consultant and the client can then be scheduled at various stages of the project to ensure that all procedures and standards are being adhered to.

FREQUENTLY ASKED QUESTIONS

Can you fix rising damp in an old Cape Dutch house in Franschhoek without damaging the original walls?

Yes, but the approach is different from a modern brick house. We look first at what is feeding the moisture, such as raised ground levels, sealed paving or cement plaster over soft original walls. Removing those causes and using compatible, breathable treatments usually works better than sealing the wall, which can drive damp further up.

Do you waterproof wine cellars on Franschhoek farms?

We do. Cellars that sit partly below ground need the retaining walls and slab junctions protected against moisture from the surrounding soil. Depending on access, we use cementitious or other suitable systems on the accessible face. We also look at drainage around the building, because reducing water against the wall makes any waterproofing last longer.

Can waterproofing at our Franschhoek guesthouse be done without closing for guests?

Usually, yes. We plan work in sections, agree quiet hours and keep access routes clear and tidy. Flat roofs and terraces can often be completed in stages so that only part of the property is affected at any time. Tell us about your booking calendar and we will build the programme around it.
