Pitched or Flat, Plattekloof Roofs Done Properly
Plattekloof’s large hillside homes above the N1 were designed around their views of the city and Table Mountain, and many of them use flat concrete roofs, roof terraces and balconies instead of, or alongside, conventional pitched tiles. Those flat surfaces bake in summer, crack with temperature changes and pond water in winter, so they need a very different approach from a sloping tiled roof.
Roof painting in Plattekloof covers both. NPC cleans, repairs and recoats pitched tile and metal roofs with airless spray, and applies seamless waterproof roof coatings to flat concrete roofs that protect the slab and help bring down the temperature inside.
Flat concrete roofs: coating the slab
A flat roof does not shed water as a tiled roof does, so any crack, open joint or failed edge detail becomes a leak. Before coating, we inspect the whole slab, including outlets, parapets, upstands and the junctions where walls meet the roof. Cracks and failed areas are repaired first.
The surface is then pressure-washed and prepared, and a seamless coating system is applied with no joints for water to find. Lighter, heat-reflective finishes are a good choice on large flat roofs, as they reduce the heat absorbed by the concrete and passed into the rooms below, which is especially noticeable in open-plan living areas under the slab.
Roof terraces used as outdoor living space need a coating that can take foot traffic and furniture, so we discuss how you use the roof before specifying the system. Where a terrace has tiles laid over the slab, the approach is different again, and we will explain the options honestly.
Roof painting in Plattekloof for pitched roofs
Where homes have pitched concrete tile or metal roofs, the work follows our standard sequence, adjusted for the size of the house and the slope of the stand:
- Repairs to broken tiles, ridges and flashings
- Washing with industrial rotating nozzles and manual cleaning
- Anti-fungal treatment on porous tiles
- Primer matched to the substrate
- A minimum of two coats applied by airless spray
Large homes on steep sites often have pools, terraces and retaining walls directly below the roofline, so masking and overspray control are planned before work starts.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF
Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.
Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS
Can a flat concrete roof in Plattekloof be painted?
Yes, but it needs a proper coating system, not ordinary paint. We repair cracks and edge details, prepare the slab and apply a seamless waterproof coating. A heat-reflective finish is often recommended on large flat roofs because it reduces the heat absorbed by the concrete and lowers the temperature in the rooms below.
Why does my Plattekloof flat roof pond water after rain?
Ponding usually means the slab has settled, the screed falls are poor or outlets are blocked. Standing water speeds up coating failure, so we check falls and outlets during the inspection. Minor ponding can sometimes be managed, but significant low spots should be corrected before a new coating is applied.
Do you coat both the flat and pitched sections of one Plattekloof house?
We do. Many homes in the suburb combine flat concrete roofs with pitched tile or metal sections. Each part gets the right system for its surface, but we plan them as one job, so the access, masking and scheduling are handled together and the house is finished in one programme.
