Older Parow Roofs, Restored Before They Let You Down
Parow grew up along Voortrekker Road between the 1930s and 1960s, and in Parow Valley, Parow North and Parow East plenty of houses still have their original roofs, or at least parts of them. Add decades of back rooms, lean-to extensions and parapet walls built at different times, and you get roofs with a little of everything: corrugated iron, old tiles and flat sections that hold water.
For Parow homeowners and landlords, roof painting tends to involve more repairs than paint at first. NPC inspects, repairs and then cleans and spray-coats tiled and metal roofs on homes, older blocks of flats and the retail and commercial buildings along the main road.
Lean-to roofs, parapets and tired iron
The roofs that cause the most trouble in Parow are rarely the main ones. Low-pitch lean-to roofs over kitchens and back rooms often have too little fall, so water sits and rust spreads. Parapet walls around flat or shallow roofs crack and let water behind the flashings. Old corrugated iron rusts at every nail.
We deal with these properly before coating. That can mean replacing rusted sheets, refixing loose sheeting with new screws, renewing flashings at parapets and replacing broken tiles. Then the whole roof is washed with industrial rotating nozzles, rust is treated, porous tiles get an anti-fungal wash, and the right primer goes on ahead of two or more sprayed coats.
Roof painting in Parow before solar goes up
A lot of Parow households are adding solar panels, and the timing matters. Once panels are bolted to the roof, painting or repairing underneath them becomes difficult and expensive, because they may need to be lifted off and refitted. It makes sense to have the roof checked first.
Our pre-solar roof inspection looks at the condition of the coating, tiles, sheeting and fixings where the panels will sit. If the roof needs repairs or a recoat, it is far easier to do it now, so the panels go onto a sound surface that will last as long as they do. We will tell you honestly if the roof is already in good enough shape.
WHY US?
Some great reasons to choose NPC Painters & Renovators for your next project
Flats, shops and landlords
Older blocks of flats and the shops along Voortrekker Road often fall under a managing agent or body corporate. NPC is registered with NAMA, the BIBC and FEM, and our quotes are built on the paint supplier’s specification, which makes it easier for trustees and landlords to compare and approve. You can see examples in our airless roof painting portfolio, read about recoating roofs of every size with airless spray, and if walls are showing damp at the base, ask about our treatment of rising damp in Parow homes.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF
Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.
Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS
Should I paint my Parow roof before installing solar panels?
If the roof needs work, yes. Panels cover a large part of the roof and are costly to remove later. Repairing and recoating first means the panels sit on a sound, protected surface. We inspect the areas where the panels will go and advise whether a recoat is needed or the roof is fine as it is.
Why does the lean-to roof on my Parow house keep leaking?
Lean-to roofs on older Parow homes often have very shallow falls and old flashings where they meet the main wall. Water sits on the sheeting, rust develops and the flashing lets water in. We check the fall, replace rusted sheets, renew the flashing and then treat and coat the roof.
Can you repaint the roof of an older block of flats in Parow?
Yes. We regularly quote for body corporates and managing agents. The quotation follows the paint supplier’s specification, access and safety are planned with the building’s residents in mind, and repairs to parapets, flashings and sheeting are itemised so trustees can see exactly what the budget covers.
