Strand Painters for Beachfront Blocks, Flats and Family Homes
On Strand’s beachfront, the sea is only a road’s width away from most apartment blocks, and the buildings show it. Salt air corrodes exposed steel, wind-driven rain gets into cracks and concrete starts to spall where reinforcing has rusted underneath. Painters in Strand cannot simply roll a fresh colour over those defects and expect it to last.
Away from Beach Road, older family homes and holiday flats deal with the same salt, just less intensely. Our work covers both, along with shops and offices in the town. Holiday flats often stand empty for much of the year, which helps with access but means small leaks can go unnoticed for months, so we report anything suspicious we find to the owner or agent.
Further inland, houses in the older parts of Strand tend to have face brick, plastered parapets and steel windows, which are prepared and coated with systems suited to a coastal setting.
Commercial painters in Strand for body corporates and managing agents
Most mid-rise and high-rise blocks along Beach Road are run by body corporates and managing agents. They need a contractor who can prepare a clear specification, price it in a way trustees can compare, and run the job without upsetting residents or holidaymakers. NPC is registered with NAMA, the Building Industry Bargaining Council and FEM, and the managing agents we work with include Coastal Property Group, Engel & Völkers, Marité and Herman & Romans.
On large blocks, the client’s preferred paint supplier can write the specification and carry out stage inspections, so trustees have an independent check that each step was done properly.

Salt, spalling and balconies
Balcony slabs are where many Strand buildings fail first. Water sits on a poorly sloped or cracked slab, works into the concrete and rusts the steel, which then expands and breaks off the concrete cover. Repainting does not solve that. We look at balconies during the site visit and will recommend balcony leak repairs where we see signs of water ingress, before the walls and soffits below are coated.
Once repairs are complete, surfaces are washed free of salt, primed and finished with a coastal exterior system applied at the correct thickness.
WHY US?
Some great reasons to choose NPC Painters & Renovators for your next project
Planning the job
Timing matters on the beachfront: we try to avoid the busiest holiday weeks and plan exterior coats around the strongest wind. The owners of NPC are directly involved, and crews are police cleared. See the NPC painting home page for the company’s full scope, our commercial painting service for larger buildings, or speak to us about updating a flat’s kitchen or bathroom in Strand.
Ring 021 981 0864 to arrange an inspection of your Strand building or home. Managing agents can send us previous inspection reports, which help us price concrete repairs more accurately.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
QUALITY CONTROL
For our clients’ peace of mind, NPC can request one of our suppliers or an independent consultant to do a site inspection and compile a site-specific specification that clearly indicates which products are most suitable for the project and the precise preparation procedures that should be followed.
Regular site inspections by the supplier or consultant and the client can then be scheduled at various stages of the project to ensure that all procedures and standards are being adhered to.

FREQUENTLY ASKED QUESTIONS
Why is concrete breaking off the balconies of our Strand block?
This is usually concrete spalling. Water and salt reach the steel reinforcing, it rusts and expands, and the concrete cover cracks away. Painting over it hides the problem briefly. The damaged concrete has to be repaired and the steel treated, and the balcony may need waterproofing, before the area is primed and repainted.
Can trustees of a Beach Road block get an independent quality check?
Yes. On larger contracts, the body corporate’s preferred paint supplier or an independent consultant can compile the specification and inspect the work at each stage. That gives trustees confirmation that preparation and coating thicknesses meet the specification, which is also what keeps any supplier-backed product guarantee valid.
When is the best time to paint a beachfront building in Strand?
We generally avoid peak holiday weeks, when buildings are full and access is harder, and plan exterior coats for calmer, drier spells. Late spring and autumn often work well. The programme is agreed with the managing agent upfront, with flexibility for wind days, which are used for preparation or interior common areas instead.
