Coastal Roof Coatings for Gordon’s Bay’s Hillside Homes
Homes in Gordon’s Bay are stacked up the slopes beneath the Hottentots-Holland mountains, with roofs angled towards False Bay. That view comes at a price. The south-easter blows hard through summer, carrying salt spray up the hill, and it settles on every roof sheet, screw head and flashing. Metal roofs start to corrode at the edges and fixings, and tile roofs collect a salty film that breaks down old coatings.
In Gordon’s Bay, roof painting is really corrosion control. NPC washes off the salt, treats rust, repairs damaged areas and builds a durable coating system by airless spray, designed for one of the windiest stretches of the False Bay coast.
Roof painting in Gordon’s Bay starts with salt removal
Paint applied over salt or rust fails quickly, so preparation is where most of the effort goes on coastal roofs. We use industrial rotating nozzles to wash the surface thoroughly, then deal with each problem area before priming. Homes closer to the harbour and along the road towards Clarence Drive generally carry the heaviest salt load, so we look closely at the seaward slopes, ridge flashings and the undersides of overhanging sheets, where salt collects but rain seldom washes it away.
- Rust treatment on IBR and corrugated roofs, especially at laps and cut edges
- Replacement of corroded screws, sheets and flashings
- Primers selected for galvanised, painted or weathered metal
- Anti-fungal treatment and coating of concrete tile roofs
- Two or more sprayed coats for an even, protective film
Steep sites, holiday homes and the wind
Many properties on the slopes have tricky access, with steps, narrow driveways and big drops on the downhill side. We plan safe access during the site visit and allow for it in the quote, so there are no surprises later. Wind is the other factor: spraying only happens when conditions allow, and neighbouring cars, windows and gardens are protected from overspray.
Gordon’s Bay also has a lot of holiday and second homes whose owners are not around to watch the work. We can send progress photos, and one of the owners of NPC oversees the job from start to finish, so you do not have to be on site to know it is being done properly.
WHY US?
Some great reasons to choose NPC Painters & Renovators for your next project
Getting a quote
After inspecting the roof, our consultant writes up a specification and price that follow the paint manufacturer’s own requirements for coastal exposure. Once you accept, a proforma invoice and deposit secure your start date. You can look through our airless roof coating gallery first, and read more about our approach to coastal and inland roofs on the roof spray painting service page. Coastal walls take a beating too, so ask about repainting a sea-facing exterior while we are there.
Call 021 981 0864 to arrange a roof inspection in Gordon’s Bay before the next summer of south-easters, and get a written plan for protecting it against salt and wind.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF
Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.
Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS
How often should a metal roof in Gordon’s Bay be recoated?
Coastal exposure shortens coating life, so roofs close to the sea and facing the south-easter generally need attention sooner than inland roofs. Regular washing helps, and rust spots should be treated as soon as they appear. During an inspection we assess the coating and corrosion and advise whether a full recoat is due.
Can you work on a Gordon’s Bay roof while I am away?
Yes. Many of our coastal clients own holiday homes. We agree access arrangements up front, keep you updated during the job and one of the owners checks the work. Our staff undergo police and security clearances, which gives absent owners extra peace of mind.
Is spray painting a roof safe in Gordon’s Bay’s wind?
We only spray when the wind allows. On very windy days we stop or switch to preparation work such as washing, repairs and rust treatment. Masking and overspray protection for neighbouring homes and cars is standard, which matters on a hillside where houses sit close together.
