Giving Edgemead’s 40-Year-Old Tile Roofs a Second Life
Edgemead was laid out in the 1970s and 1980s, and a large share of its single-storey family homes still have the concrete tile roofs they were built with. Forty-odd years of sun and winter rain have stripped the original colour, left the tiles rough and porous, and loosened the mortar along the ridges.
Good roof painting in Edgemead means restoring that ageing roof properly rather than covering it up. NPC cleans, repairs and recoats these roofs with airless spray equipment, and we work regularly across the area between the N7, Bothasig and Monte Vista.
Signs your Edgemead roof is overdue
Older concrete tiles fail slowly, so the warning signs are easy to miss from the garden. These are the things we look for when we climb up:
- Tiles that are dark, furry with moss or soft at the surface
- Cracked or chipped tiles, often from foot traffic during past repairs
- Ridge mortar that crumbles or has fallen away in sections
- Ceiling stains in winter that point to a slipped tile or flashing
- Patchy old paint from a previous recoat that was never primed
Roof painting for ageing Edgemead tiles
A roof of this age needs more preparation than a newer one. We wash with industrial rotating nozzles to lift decades of grime, then work by hand to remove loose coating. Damaged tiles are replaced and ridges re-bedded before an anti-fungal treatment soaks into the porous surface. A primer chosen for weathered concrete binds the dusty tile together, and two or more coats are sprayed on top for an even, protective finish.
Owners often ask whether a 40-year-old roof is worth saving. If the tiles are structurally sound, recoating is usually the sensible route. If they are breaking up badly, we will say so and talk you through roof repairs or re-roofing instead.
Colour is also a chance to modernise. Many Edgemead roofs started out terracotta or brown; owners now often switch to charcoal or a lighter grey, and some choose a heat-reflective finish to take the edge off summer heat in the bedrooms. Because single-storey homes sit close to their neighbours, we mask carefully and keep spray drift under control.
WHY US?
Some great reasons to choose NPC Painters & Renovators for your next project
What to expect from NPC
A consultant visits, inspects and then sends a personalised specification and quotation based on the paint supplier’s requirements, so you know exactly which products are going on your roof. The owners stay hands-on throughout. See some before-and-after roof transformations, read about our wider tiled and metal roof spray painting service, and if the garden walls are just as faded, ask about repainting the outside of the house too.
Call 021 981 0864 to book a roof inspection in Edgemead or Bothasig. We will check the tiles, ridges and flashings, then give you a written quote that separates the repairs from the recoating so you can see where the money goes.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF
Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.
Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS
Is it worth repainting a 1970s concrete tile roof in Edgemead?
Usually, yes. Concrete tiles of that era are often still strong underneath the worn surface. Proper cleaning, repairs, an anti-fungal treatment and a suitable primer can give them years of further service. If an inspection shows widespread breakage or a failing structure, we will recommend repairs or re-roofing instead of paint.
Why did the last paint job on my Edgemead roof peel?
Peeling on older tile roofs usually comes from poor preparation: coating applied over dirt, algae or dusty, unprimed concrete. We remove the failed layers, treat the surface and use a primer designed for weathered tiles before spraying the topcoats, which gives the new coating something sound to grip.
Do you replace broken roof tiles in Edgemead before painting?
Yes. Replacing cracked or missing tiles, repointing ridges and resealing flashings is part of our preparation, and any repairs are itemised in the quote. Painting over damaged tiles would only hide leaks, so we fix them first and then coat the roof as a whole.
