Waterproofing Val de Vie homes to the estate’s standards

Val de Vie Estate, the polo and lifestyle estate between Paarl and Franschhoek, has strict design and contractor rules for good reason. Its Cape Vernacular homes combine white-plastered walls, parapets, pitched roofs and flat-roofed links, with terraces, courtyards and water features. When a leak appears, owners want waterproofing contractors at Val de Vie who already understand those rules and can work quietly within them.

NPC is no stranger to the estate. We have worked on the L’Huguenot Venue and Vinoteque at Val de Vie, and our staff undergo police and security clearances, which keeps access straightforward.

Homes on the estate range from recently completed builds to houses that have now seen several Winelands winters. Newer homes tend to show up construction details that were not quite right, while older ones have sealants and membranes reaching the end of their service life. Both benefit from an inspection that looks at the whole envelope rather than only the visible stain.

Cape Vernacular details and where they leak

Cape Vernacular architecture looks simple, but its details need care. Parapet walls hide box gutters and flat-roof links. Gables and chimneys meet roofs at sharp angles. Courtyards and terraces have outlets that must cope with heavy Winelands downpours, and water features sit close to walls. When a membrane stops short, an outlet blocks or a capping cracks, water can find its way into the white walls that define the style.

We inspect each of these details, test suspect areas and propose a repair that is effective and in keeping with the approved design. Because the white plaster finishes show any staining clearly, we also take care to protect walls during work and to leave no marks behind when the job is done.

Summer heat in the Drakenstein Valley is a further factor. Flat-roof links and terrace membranes are exposed to intense sun for months at a time, which is why we often specify flexible or reflective systems that cope better with expansion and contraction.

Waterproofing contractors in Val de Vie: typical work

Our work on the estate is focused on the parts of the home most exposed to water. For owners who are often away, we can also carry out a check of gutters, outlets and terraces before winter so that small faults are dealt with early. Work typically includes:

  • Box gutters and outlets behind parapet walls
  • Parapet capping and wall waterproofing
  • Flat-roof links between pitched roof sections
  • Terraces, balconies and covered stoeps
  • Water features, ponds and planters

WHY US?

Some great reasons to choose NPC Painters & Renovators for your next project

Working within the estate

We register with the estate before starting, keep to permitted working hours and access rules, and maintain a tidy, discreet site. Where the estate restricts water use, we can bring our own non-potable water for preparation. Specifications are based on the supplier’s requirements, using products from Sika, a.b.e., Optima Coatings or BASF, and visible finishes are chosen to remain consistent with the estate’s guidelines. The owners of NPC manage estate projects personally. To learn more, see our page on waterproofing systems for every kind of building.

HOW IT WORKS

After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.

The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.

l

A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.

i

For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.

Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.

QUALITY CONTROL

For our clients’ peace of mind, NPC can request one of our suppliers or an independent consultant to do a site inspection and compile a site-specific specification that clearly indicates which products are most suitable for the project and the precise preparation procedures that should be followed.

Regular site inspections by the supplier or consultant and the client can then be scheduled at various stages of the project to ensure that all procedures and standards are being adhered to.

FREQUENTLY ASKED QUESTIONS

Has NPC worked at Val de Vie before?

Yes. We have worked on the L’Huguenot Venue and Vinoteque at Val de Vie, and we work on other luxury security estates in the Winelands, including Pearl Valley. Our teams are police and security cleared and familiar with estate procedures, so access, registration and site rules are handled smoothly from the first visit.

Will waterproofing work change the look of my Val de Vie home?

In most cases, no. Repairs to box gutters, flat-roof links and terraces are largely hidden from view. Where a visible element such as a parapet capping must be redone, we match the approved design and finish. If the estate requires approval for any change, we provide the specification details needed for the application.

What causes leaks behind parapet walls on Val de Vie homes?

The usual cause is a concealed box gutter that cannot clear water fast enough, either because an outlet is blocked or undersized, or because the lining does not turn up high enough behind the capping. During heavy rain, water then overflows into the wall. We inspect and test the gutter before recommending clearing, relining or upgrading.
