From Sarepta to Zevenwacht: Roof Recoating in Kuils River
Kuils River is really two suburbs in one when it comes to roofs. Older homes in areas like Sarepta and Highbury often have original tile or sheeted roofs that have been through decades of weather, while the newer estates around Zevenwacht, Haasendal and the Kuils River golf estate area are now reaching the point where the first factory finish has worn thin.
Roof painting in Kuils River therefore ranges from full restorations to light first recoats. NPC is based in nearby Brackenfell, and we cover the whole area along the R102, R300 and Stellenbosch Arterial, cleaning, repairing and spraying tiled and metal roofs.
Older roofs: repair, then recoat
On established homes, preparation is the bulk of the job. We look for cracked tiles, loose ridge capping, rusted sheets and tired flashings, and fix those before anything is painted. Industrial rotating nozzles remove grime and old flaking coating, and an anti-fungal wash treats porous tiles that have turned green or black. A suitable primer then binds the surface ready for the topcoats.
Back extensions and carports on older properties often have their own low-pitch metal roofs. These are easy to forget but commonly leak first, so we include them in the inspection and quote them separately if you would like to tackle them at the same time.
Colour is an easy upgrade at this point. Many older roofs in the suburb are a faded red or brown, and owners often move to charcoal, slate grey or a lighter heat-reflective shade, which can make a real difference to how warm the bedrooms feel on a February afternoon.
Roof painting that Kuils River estates will approve
Newer estates usually have rules on roof colour and contractor access. We work within those requirements and can provide paperwork for the HOA or managing agent before starting. For these younger roofs, the work typically includes:
- Washing off algae and dirt before it damages the tile surface
- Replacing tiles cracked during solar, satellite or aerial installations
- Priming and spraying two coats in an estate-approved colour
- Heat-reflective options for double-storey homes with hot upper floors
- Coating metal patio and carport roofs to match

How NPC works
A consultant visits, measures and inspects, then sends a specification and quotation built on the paint supplier’s requirements. NPC is registered with the BIBC and FEM, crews are police-cleared, and the owners are directly involved on site. Where the manufacturer’s specification is followed, supplier-backed guarantees of up to 10 years can be arranged. For a large complex or a business roof, your paint supplier can also prepare the specification and carry out stage inspections as independent quality control. Browse our sprayed roof gallery, or read about our tiled and sheeted roof painting method in more detail.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF
Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.
Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS
Does a Kuils River estate home need its roof painted after 10 to 15 years?
Often it is a good time to look. The thin colour coat on new concrete tiles weathers away, leaving the tiles porous and prone to algae. A clean, anti-fungal treatment, primer and two sprayed coats at this stage protect the tiles while they are still in good condition and keep the estate looking uniform.
Can you repair tiles broken by a solar installer on my Kuils River roof?
Yes. Cracked tiles around solar panel mountings, satellite dishes and aerials are a common find. We replace them, reseal any disturbed flashings and then coat the roof. If the panels are already fitted, we work carefully around them and protect the panels during washing and spraying.
Do you handle HOA approval for roof colours in Kuils River estates?
The HOA approves colours, but we help with the paperwork. We supply the product specification and colour references so you can submit them, and we follow the estate’s contractor rules for access, working hours and crew registration once approval is in place.
