Valley Roofs, Heritage Settings: Roof Coating in Franschhoek

Franschhoek’s roofs live through two seasons that pull in opposite directions. Summer in the valley is long, hot and dry, cooking dark roof sheeting and fading tiles, and then winter brings cold, soaking rain off the surrounding mountains. Cellars, barns and sheds on the farms, and the pitched roofs of guesthouses and cottages in the village, all show it eventually as chalking, rust and leaks.

Roof painting in Franschhoek needs to respect that setting as much as the weather. NPC already works in the valley: La Motte, Leopard’s Leap Family Vineyards and Allée Bleue are among our wine estate clients, and we understand that a roof here is often part of a view guests have paid to enjoy.

Roofs we coat around the valley

Franschhoek has an unusual mix of buildings in a small area, and each type of roof calls for its own preparation and products. Wine estates often have several generations of buildings side by side, from old whitewashed outbuildings to modern steel-framed cellars, so we specify each roof on its own merits rather than applying one system to everything.

  • Metal roofs on wine cellars, barrel rooms, packsheds and workshops
  • Pitched tile and sheeted roofs on guesthouses and boutique hotels
  • Corrugated roofs on farm cottages and outbuildings
  • Heat-reflective coatings for tasting rooms and accommodation that overheat
  • Flashings, gutters and roof repairs before any coating goes on

Roof painting in Franschhoek’s heat and heritage

A heat-reflective coating is one of the most useful upgrades for a building that bakes all afternoon. Reflecting more of the sun’s energy reduces the internal temperature of the building, which guests, staff and stored wine all notice. On metal roofs we clean back to sound sheeting, treat any rust, apply a primer suited to the metal and build two sprayed coats for an even film.

Some of the village and older farm buildings are covered by heritage guidelines, so a change in roof colour may need to be cleared first. We are happy to work with your architect or the estate’s own rules. Where hospitality businesses cannot close, we plan around check-ins and functions, and airless spray keeps our time on each roof short.

WHY US?

Some great reasons to choose NPC Painters & Renovators for your next project

Water, access and how we run the job

Pressure washing uses water, and in a dry summer that is a real concern for farms on their own supply. We can bring our own non-potable water to site so your reserves are left alone. A consultant visits first, then prepares a specification and quotation based on the paint supplier’s requirements, and the owners of NPC stay involved until the last coat is checked. You can see similar work in our gallery of sprayed roof projects, and read about the full roof coating and repair process we follow on every property.

We also handle exterior painting for Franschhoek guesthouses and homes.

HOW IT WORKS

After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.

The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.

l

A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.

i

For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.

Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.

THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF

Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.

Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS

Can you paint a wine cellar roof in Franschhoek during harvest?

We prefer to schedule around harvest so trucks, staff and our crew are not competing for space, but it can be done with careful planning. We agree access routes, working hours and overspray protection with the farm manager, and airless spray keeps time on large cellar roofs as short as possible.

Will a heat-reflective coating help a Franschhoek guesthouse in summer?

It can make a noticeable difference. Heat-reflective roof coatings bounce more of the sun’s energy away, so less heat is absorbed through the roof and the rooms below stay cooler. That means more comfortable guests and less strain on air conditioning during the valley’s hottest months.

Do Franschhoek heritage rules affect roof colours?

They can. Some buildings in the village and on older farms fall under heritage guidelines, and a noticeable change in roof colour may need approval. We suggest confirming with your architect, estate or the relevant authority before choosing a new colour, and we will match the specification to whatever is approved.
