Roof Coating Across Stellenbosch, from Dorp Street to the Winelands
Stellenbosch packs a lot of different roofs into one town. The oak-lined historic centre has Cape Dutch and Victorian buildings along Dorp Street, the streets near the university are full of student houses and flats, Techno Park has modern office roofs, and the surrounding wine estates have cellars and tasting rooms under large metal and tiled roofs.
As roof painters in Stellenbosch, and a contractor whose client list includes Spier, Lanzerac and MolenVliet, NPC understands that each of these needs a different approach. We repair, clean and recoat tiled and metal roofs by airless spray, planning the work around heritage rules, tenants or guests as the property requires.
Roof painting in Stellenbosch’s historic core
Parts of central Stellenbosch fall under heritage overlays, and a change of roof colour or material on an older building may need approval. We recommend checking this with your architect or the municipality before choosing a finish, and we will specify the coating to match whatever is approved.
Older roofs in the centre often have layers of repairs, mixed materials and corroded sheeting at the edges. Gentle but thorough preparation is key: careful washing, hand cleaning of delicate areas, rust treatment and primers matched to the substrate before the topcoats go on.
Student accommodation, offices and estates
Outside the historic core, the priorities shift. Landlords of student digs want work done between terms, offices want minimal disruption and wine estates want work timed around harvest and events. Typical projects include: Each type of client also measures success differently, so we agree at the start what matters most: speed, appearance, heat reduction or keeping a business open.
- Recoating tile and metal roofs on student houses and blocks of flats
- Large roof areas on Techno Park office and commercial buildings
- Cellar, barrel-room and tasting-room roofs on wine farms
- Heat-reflective coatings to cool buildings through Stellenbosch summers
- Roof inspections and repairs before every coating
On big commercial and agricultural roofs, airless spray saves a great deal of time on site compared with rolling. Where farm water is under pressure in summer, our crew can bring non-potable water for pressure washing.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF
Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.
Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS
Can you paint the roof of a heritage building in central Stellenbosch?
Yes, provided any required heritage approval is in place. Some properties in the historic core sit under heritage overlays that control exterior changes, including roof colour. We prepare older roofs carefully, repair sheeting and flashings, and apply a coating system that matches the approved finish and the building’s substrate.
When is the best time to recoat a Stellenbosch student house roof?
University holidays are ideal, as fewer tenants are around and access is easier. We plan the work for the dry months where possible and coordinate dates with landlords or managing agents. Repairs that cannot wait, such as broken tiles or failed flashings, can be handled whenever conditions allow.
Do you coat wine cellar roofs on Stellenbosch farms?
We do. Large cellar and barrel-room roofs suit airless spray, which covers big areas quickly and evenly. Heat-reflective coatings are a popular choice because they reduce heat gain through the roof. We schedule around harvest and events and can bring our own non-potable water for washing.
