Sitari Painters for New Homes and First Repaints
Sitari Country Estate is still young. Most homes on the outskirts of Somerset West went up after 2015, in a modern farm-style look with crisp white or soft-toned walls, steel windows and flat-roofed sections. Painters in Sitari are usually called for one of two reasons: fixing snags a builder left behind, or doing the first full repaint once the original builder’s paint starts to fade and crack.
Either way, the estate’s design guidelines set the colour and finish, and our job is to meet them neatly and without disrupting the neighbours. Sitari sits in the Helderberg basin, where the summer south-easter carries dust onto wet paint and winter brings steady rain, so timing exterior coats around the weather is part of the plan.
Young families make up much of the estate, so we keep work areas fenced off, tools packed away at the end of each day and ladders out of reach of curious children.
Residential painters for Sitari’s new-build snags
New houses settle. Hairline cracks appear around window and door openings, at the joints between different materials and where plaster meets a flat-roof parapet. Paint may have been applied too thinly, or over plaster that had not cured fully. We open and fill those cracks properly, prime where needed and apply topcoats at the right thickness so the house looks as intended.
Owners moving in sometimes want interior colours changed from the developer’s standard white. We do that room by room, often while the family is living in the home, using low-odour water-based products in bedrooms.
- Snag lists from handover or the first year
- First full exterior repaints in approved colours
- Interior colour changes and feature walls
- Balcony edges, flat-roof parapets and steel frames
Planning the first repaint at Sitari
Five to eight years after construction, most estate homes need their first full exterior coat. It is a chance to correct anything done hastily the first time. We check balcony and parapet details for water ingress, because flat-roofed sections on contemporary houses are where moisture usually gets in. If we spot problems there, we will flag them before quoting the walls.
Shared estate buildings, gatehouses and boundary walls can be quoted for the HOA as well, with work scheduled around residents.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
QUALITY CONTROL
For our clients’ peace of mind, NPC can request one of our suppliers or an independent consultant to do a site inspection and compile a site-specific specification that clearly indicates which products are most suitable for the project and the precise preparation procedures that should be followed.
Regular site inspections by the supplier or consultant and the client can then be scheduled at various stages of the project to ensure that all procedures and standards are being adhered to.

FREQUENTLY ASKED QUESTIONS
Is it normal to see cracks in a new Sitari house?
Fine hairline cracks around windows, doors and junctions between materials are common as a new building settles and plaster cures. They are not usually structural, but they do let moisture in and show through paint. We open them up, fill with a suitable flexible filler, prime and repaint, which gives a much cleaner result than simply painting over.
When will my Sitari home need its first full repaint?
It varies with orientation and the quality of the original paint, but many estate homes need a full exterior repaint somewhere around five to eight years after construction. Sun-facing walls usually fade first. We can inspect the house, tell you which elevations are deteriorating fastest and suggest a sensible timing based on what we see.
Can you match the Sitari estate’s approved colours?
Yes. We work from the HOA’s design guidelines and approved colour references, and can apply sample patches if you need to submit them for approval. Once the colours are confirmed, we specify the exact products and codes in the quotation so the finished house matches the estate standard and passes any inspection.
