Helderberg Roofs, Sprayed to Stand Up to the South-Easter
Between the Helderberg mountain and False Bay, Somerset West roofs spend every summer in the path of the south-easter. The wind drives grit and salt into tile surfaces, lifts loose ridge capping and works at any sheet that is not fixed down properly. In winter, rain sweeps in off the bay and finds the gaps the wind has opened.
Roof painting in Somerset West starts with securing the roof against that wind. NPC repairs, cleans and recoats tiled and metal roofs across the basin, from 1970s homes in Heldervue to newer estates such as Erinvale, using airless spray for a tough, even finish.
Airless roof sprayers in Somerset West
Spraying is the core of how we work. An airless spray rig delivers coating at high pressure, laying down an even film over textured tiles and corrugated profiles that a roller struggles to cover consistently. On each roof we build at least two coats, so the film thickness the manufacturer specifies is actually achieved.
Before spraying comes the part most people never see. Industrial rotating nozzles wash off dirt, salt and loose coating, and the crew follow up by hand. Tiles receive an anti-fungal treatment, metal is checked and treated for rust, and a primer suited to the surface is applied. Spraying waits for suitable wind conditions, and we mask windows, cars and gardens carefully.
Roof painting in Somerset West’s estates and villages
Somerset West has a wide mix of buildings, from older freestanding homes to tightly managed estates and retirement villages, and the roof work we do here reflects that. Each setting brings its own access, approval and scheduling needs:
- Concrete tile roofs on established family homes in Heldervue and surrounds
- Estate homes needing HOA-approved colours and registered crews
- Retirement villages, including roofs in Helderberg Village, run by management bodies
- Metal roofs on carports, garages and commercial units
- Ridge, flashing and tile repairs after south-easter damage
Retirement villages and other managed communities need contractors who keep disruption low and safety high. We plan walkways, noise and work hours around residents, and our police-cleared staff make access arrangements simple for management.

HOW IT WORKS
After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.
The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.
A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.
For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.
Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.
THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF
Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.
Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS
Is spray painting better than rolling for a Somerset West roof?
For most roofs, yes. Airless spray applies an even film over textured tiles and sheet profiles, reaching into gaps and edges where a roller leaves thin spots. That consistent thickness helps the coating resist the south-easter and winter rain. We still use brushes on details such as flashings and around fittings where needed.
Can you paint roofs in a Somerset West retirement village?
Yes. We work with village management to plan schedules, safe walkways and quiet hours, and we keep work areas secured. Our staff are police and security cleared. Quotations follow the paint supplier’s specification, which helps management committees compare options and approve the work with confidence.
What roof damage does the south-easter cause in Somerset West?
Strong summer winds lift loose ridge tiles, displace roof tiles, loosen sheeting and drive grit into coatings, wearing them down faster. In winter, rain then gets into those weak points. We repair wind damage, re-bed ridges and refix sheets before washing, priming and spraying the new coating system.
