Protecting City Bowl and Atlantic Seaboard Roofs from Salt and Wind

From Sea Point to Camps Bay, salt carried on the south-easter settles on every roof sheet and works its way into scratches, laps and screw holes. Corrugated and IBR roofs here can rust from the edges inwards while looking fine from the street, and the Victorian and Edwardian tin roofs of Gardens, Tamboerskloof and Oranjezicht need a gentler hand.

As roof painting contractors for Cape Town’s coastal and older properties, NPC focuses on cleaning back to sound metal, treating corrosion and building a protective film by airless spray. Roof inspections, sheet replacement and other repairs are handled as part of the same job, so you are not juggling separate trades on one roof.

Further south, in Rondebosch, Newlands and Claremont, the problem is different: tiled roofs under big trees stay damp through winter and turn green. There the priority is a thorough wash and an anti-fungal treatment before any coating goes on.

The roof painting Cape Town’s coast needs

Salt exposure changes the specification. Before any coating, the sheeting is pressure-washed to remove salt deposits, because paint sprayed over salt will blister and lift. Loose or rusted-through screws are replaced, and badly corroded sheets are swapped out rather than painted over. We pay most attention to the details where coastal roofs fail first.

  • Rust treatment at fixings, laps and sheet ends on IBR and corrugated roofs
  • Metal primers matched to galvanised or previously painted sheeting
  • Careful recoating of heritage tin roofs in the City Bowl
  • Apartment block roofs in Green Point and Sea Point for body corporates
  • Southern Suburbs tiled roofs that stay damp under trees in winter

WHY US?

Some great reasons to choose NPC Painters & Renovators for your next project

Heritage areas and sectional title

Some City Bowl streets fall within heritage protection areas, where a change of roof colour may need approval, so it is worth checking before you pick a new shade. For blocks of flats, we work with managing agents and trustees, and the specification can be prepared by your paint supplier, who can also inspect each stage. Spraying keeps time on tight, busy streets short, and we plan overspray protection carefully where buildings stand close together. Full details of the method are on our page about spray painting roofs with airless equipment.

Call 021 981 0864 to arrange an inspection of your coastal or heritage roof, whether it is a Sea Point block, a Tamboerskloof cottage or a Newlands family home.

HOW IT WORKS

After a prospective client contacts NPC, we will set up an appointment with one of our consultants at a time that is convenient to the client.

The consultant will come out to your premises to conduct a thorough site inspection. This will also give you the opportunity to discuss any pertinent details with him.

l

A personalised specification and quotation will be drawn up and submitted to the client for their approval. All the specifications will be based on the relevant supplier requirements.

i

For large projects, we can request the client’s preferred paint supplier to compile a comprehensive specification.

Upon acceptance of the quotation, a proforma invoice will be sent to the client. Among various other details, it will indicate the deposit required before the project start date can be confirmed.

THE AIRLESS SPRAY-PAINTING PROCESS FOR YOUR ROOF

Before we start painting the roof, the surface will be prepared by means of a high-pressure wash using industrial rotating nozzles and manual cleaning where necessary. A specialised anti-fungal treatment will then be applied to all the tiled and porous surfaces.

Depending on the type of substrate, specialised primers will also be applied. A minimum of two coats of roof paint will subsequently be applied using an airless spray to ensure a smooth, uniform film thickness.

FREQUENTLY ASKED QUESTIONS

Why do Atlantic Seaboard metal roofs rust so quickly?

Wind-borne salt sits on the sheeting and draws in moisture, so corrosion starts wherever the coating is scratched or thin, usually at screws, laps and cut edges. Washing off the salt, treating rust and applying a primer and two sprayed topcoats slows that process considerably compared with an ad-hoc touch-up.

Can an old Victorian tin roof in Gardens or Tamboerskloof be repainted?

In most cases, yes, provided the sheeting is still sound. We clean it, treat any corrosion, replace or repair sheets where necessary and spray suitable primer and topcoats. If the house is in a heritage protection area, check whether your chosen colour needs approval before work starts.

Do you paint roofs on Sea Point and Green Point apartment blocks?

We do, usually through the managing agent or body corporate. We provide a written specification and quotation, plan access and overspray protection around neighbouring buildings and parked cars, and can arrange stage inspections by the paint supplier so trustees have independent quality control.
